Maintenance Technician
Conway, New Hampshire
Company Overview
Our client is an established condominium and rental property in New Hampshire seeking a hands-on Maintenance Technician to join its property maintenance team. This is an opportunity for someone who enjoys variety, troubleshooting, and working in an environment where no two days are exactly the same. The property includes multiple buildings and extensive grounds, creating a mix of indoor and outdoor maintenance responsibilities throughout the year.
Position Overview
The Maintenance Technician will support the day-to-day maintenance and repair needs of the property, including general building repairs, grounds maintenance, preventative maintenance, and seasonal projects. This is a broad maintenance position rather than a single-trade role. The right candidate will be comfortable handling a variety of repairs, identifying problems, and determining the best way to resolve them while maintaining a strong focus on safety and quality.
Key Responsibilities
- Perform general maintenance and repairs throughout the property.
- Troubleshoot and complete minor plumbing and electrical repairs.
- Handle basic carpentry and repairs involving doors, windows, gutters, and other building components.
- Assist with preventative maintenance of buildings, equipment, and property systems.
- Support general grounds and exterior property maintenance.
- Assist with seasonal maintenance, including snow removal and maintaining safe walkways and property access.
- Identify maintenance issues and work quickly to determine appropriate solutions.
- Coordinate with or help oversee specialty contractors when outside expertise is required.
- Maintain accurate records of maintenance activities and completed work.
- Respond professionally and promptly to urgent maintenance needs.
- Follow appropriate safety practices when performing repairs and maintenance work.
- Work closely with other members of the maintenance and property team.
Qualifications
- Previous general maintenance, property maintenance, facilities, construction, or related hands-on experience.
- Demonstrated ability to perform general repairs and troubleshoot maintenance issues.
- Experience with carpentry, plumbing, electrical work, or other building trades is a plus.
- Comfortable working on both indoor and outdoor maintenance projects.
- Ability to prioritize work and adapt when maintenance needs change throughout the day.
- Strong mechanical aptitude and practical problem-solving ability.
- Willingness to learn new maintenance skills and take on different responsibilities.
- Ability to communicate professionally with coworkers, contractors, residents, and guests.
- Safety-conscious approach to maintenance and repair work.
- Pool and Spa certification or previous pool/spa maintenance experience is a plus.
Ideal Candidate
The ideal candidate is a versatile, hands-on maintenance professional who enjoys solving problems and does not want to be limited to one specific trade. This person takes pride in their work, can think through problems independently, and is willing to learn new skills as the needs of the property evolve.
For someone who enjoys a combination of building maintenance, repairs, outdoor work, and troubleshooting, this position offers considerable variety and the opportunity to become an important part of a small maintenance team.
